Two associations, one region — pending NAR ratification
The merger between the San Antonio Board of REALTORS® (SABOR) and the Four Rivers Association of REALTORS® represents one of the most significant developments in the Texas real estate industry in recent years. Approved by both boards and pending ratification by the National Association of REALTORS® (NAR), the merger will create a unified regional association serving REALTORS® across a broad geographic area stretching from San Antonio through the rapidly growing Austin–San Antonio corridor.
The agreement was formally approved and signed by the boards of directors of both organizations after months of strategic discussions, evaluation, and planning. Leadership from both associations has emphasized that the merger is intended to strengthen regional collaboration, increase member value, and enhance advocacy efforts throughout Central and South Texas.
For many years, REALTORS® who worked across county and association boundaries have expressed interest in closer alignment between the two organizations. Real estate markets rarely conform to association borders, and many practitioners regularly conduct business throughout San Antonio, New Braunfels, San Marcos, Seguin, and surrounding communities. As population growth continues to transform the region, leaders from both associations believe a unified organization can better serve members and consumers alike.
Four Rivers currently serves REALTORS® in Caldwell, Comal, Gonzales, Guadalupe, and Hays Counties. The association itself was created through an earlier regional consolidation that brought together the New Braunfels/Canyon Lake Association of REALTORS®, the Seguin Board of REALTORS®, and the San Marcos Area Board of REALTORS®. Over the years, Four Rivers has developed a strong reputation for regional cooperation and Multiple Listing Service (MLS) innovation, making it a natural partner for a larger regional association strategy.
SABOR, meanwhile, is one of the largest REALTOR® associations in Texas, representing thousands of members throughout the San Antonio metropolitan area and surrounding communities. In recent years, SABOR has expanded its regional reach through data-sharing agreements and partnerships designed to improve market access and reduce barriers for real estate professionals operating across multiple markets. The merger with Four Rivers reflects a continuation of that regional vision.
Supporters of the merger point to several key benefits. First is the opportunity to strengthen advocacy efforts. A larger association can provide a more influential voice when addressing legislative and regulatory issues affecting property rights, housing policy, and the real estate profession at local, state, and national levels. With a broader membership base and expanded geographic footprint, the combined organization would be positioned to advocate more effectively on behalf of REALTORS® and property owners throughout the region.
Education and professional development are also expected to improve under a unified association. Both organizations currently provide educational programming, but combining resources could create opportunities for expanded course offerings, specialized certifications, leadership development initiatives, and networking events. REALTORS® operating in increasingly interconnected markets would gain access to a wider range of professional resources and training opportunities.
Operational efficiency is another major factor behind the merger. Maintaining separate organizations often requires duplicate administrative structures, governance processes, and member services. By consolidating operations, the merged association could streamline functions and redirect resources toward member-facing programs and services. Leaders from both associations have stated that the goal is not to reduce services but rather to enhance them through greater efficiency and scale.
The merger also reflects broader trends occurring throughout the real estate industry. Across the United States, REALTOR® associations and Multiple Listing Services have increasingly pursued consolidation and regional cooperation. As agents and brokers serve clients across wider geographic areas, organizations are seeking ways to provide broader access to data, reduce duplication, and improve member experiences. Industry observers note that the SABOR–Four Rivers merger aligns with these national trends toward regionalization.
One area of particular interest to members is the future of MLS services. Association leaders have emphasized that the merger is focused first on the associations themselves. Any MLS integration would occur separately and over a longer timeline. Officials have stated that no final decisions have been made regarding platforms, systems, or implementation schedules. The objective is to ensure continuity of service while exploring opportunities to expand data access and market reach.
Questions regarding governance and representation have also been common among members. According to merger information released by both organizations, the intent is to create a unified governance structure rather than maintaining separate governing bodies. Details regarding board representation, branding, and long-term organizational structure continue to be evaluated as part of the due diligence process. Leaders have pledged to keep members informed as decisions are finalized.
For Four Rivers members, the New Braunfels office will remain open. Association leadership has emphasized the importance of maintaining local access to education, resources, and member support even within a larger regional organization. This commitment reflects an understanding that while regional alignment offers advantages, local relationships and accessibility remain essential to member success.
The approval process itself was designed to ensure member participation. Members of both associations were given the opportunity to vote on the merger, with separate voting procedures established in accordance with each organization’s governing documents. With member and board approval secured, the final step is ratification by the National Association of REALTORS®. Only after that approval would formal integration begin.
Ultimately, the merger represents more than an administrative change. It reflects a strategic vision for a real estate industry that increasingly operates across traditional geographic boundaries. By bringing together two respected REALTOR® organizations, the merger seeks to create a stronger, more connected association capable of supporting members in one of the fastest-growing regions in Texas.
Whether viewed through the lens of advocacy, education, operational efficiency, or regional collaboration, the merger has the potential to reshape how REALTORS® are served throughout Central and South Texas. As the industry continues to evolve, the SABOR and Four Rivers merger may become a model for how associations can work together to better serve both their members and the communities they represent.
